Offices

Offices need stainless work that looks neat, handles daily traffic and stays easy to clean. We measure, fabricate and fit reception rails, stair details and gates for office blocks and mixed-use buildings from Knysna to Mossel Bay.

When an office build needs metalwork that does not get in the way

Office projects usually run on tight handover dates. The tenant wants a clean finish, the landlord wants durable fittings, and the contractor wants items that go in once and stay put. That is where stainless makes sense for reception rails, stair edges, balustrades, access gates and small custom pieces around the entrance or parking area.

In Knysna, Plettenberg Bay and George, we often work on buildings that face damp air, sea mist and regular cleaning. Stainless holds up well when it is specified and installed correctly, especially around entrances, stairwells and covered walkways. If the building also has glass, powder coated steel or timber, we plan the fixing points carefully so the details line up and the finished work looks intentional, not patched in later.

Typical office items we manufacture and fit

Most office jobs are a mix of safety items and finish items. Some are there for code and access control, others are there to make the building look orderly at reception, in lobbies and on stairs.

  • Reception rails for entrance control and queue guidance
  • Stair handrails and balustrades for internal stairs and split levels
  • Gate frames and pedestrian gates for courtyards, loading areas and service yards
  • Glass fitment with stainless posts, clamps or side fixings
  • Door surrounds, trims, kick plates and corner protection pieces
  • Small brackets, covers and made-to-size fittings for repairs or upgrades

We also handle stainless repairs and surface restoration where an office already has fittings that are scratched, stained or loose. If the site has a mixed-use layout with offices above retail or parking below, we often separate the work into phases so tenants can keep operating.

Planning the layout before you choose the steel finish

A good office installation starts with measurement. Before fabrication, we check opening widths, stair pitch, landing sizes, wall build-up and floor finishes. That avoids a common problem where a handrail is made to a nominal size, then the wall tiles or screed take up a few extra millimetres and the fit becomes awkward.

For reception areas, think about flow first. Where do visitors enter, wait and turn? Where does security need a clear line of sight? For stairs, decide early whether the rail must return to wall, terminate at a post or connect into a glass panel. Small decisions like that affect fabrication time and the final look, so it is better to settle them before the workshop starts cutting.

Load-shedding can also affect timing on occupied buildings. If generators or access control systems are running, we plan site work around those hours and avoid repeated trips. That saves everyone time and keeps the project moving.

What goes wrong when office metalwork is rushed

The most common mistake is leaving the measuring too late. Once ceilings are in, tiles are down and furniture has arrived, access gets harder and the chances of rework go up. Another problem is mixing fittings from different trades without checking spacing first. A glass panel may need a different offset from a plain rail, and gate hardware can clash with door swings if nobody has checked the opening direction.

We also see poor corrosion choices in coastal towns. A job may look fine on day one, then tea-staining or rust marks show up because fixings, cut edges or nearby mild steel parts were not treated properly. On office projects near the sea, that matters. Cleaning teams notice it quickly, and so do clients entering the building each morning.

  • Measure after wall finishes and floor levels are in place
  • Confirm door swings, access control points and escape routes
  • Check whether the rail will meet glass, wall or a post
  • Use the right grade of fasteners and seal the fixing holes properly
  • Plan for cleaning access so staff can keep the area tidy

Budget ranges for offices in the Garden Route

Office budgets vary with size, access and finish level. A simple stair handrail for a small office can start from about R8,500 to R18,000 depending on length, fixings and site conditions. Reception rails and short barrier pieces usually sit in the R12,000 to R35,000 range. A more detailed balustrade run with posts and glass fitment can move from R25,000 to R80,000 or more if there are multiple landings or long spans.

Gates and access pieces are priced by opening size, hardware and whether there is automation or lock work involved. For a basic pedestrian gate or service gate, many office clients should allow R9,000 to R22,000. Custom-made items, surface restoration and repairs are often quoted separately after inspection, especially where existing work must be matched.

For better control of costs, keep the scope clear from the start. If the project may change, ask for the measured opening, the number of metres, the fixing method and the finish level to be written into the quote. That helps avoid confusion later, and it makes comparison easier when the building team is juggling several trades.

How we handle office work from Knysna to Mossel Bay

We work from our Knysna Industria base and serve Knysna, Sedgefield, Wilderness, George, Plettenberg Bay and Mossel Bay. The process usually starts with a site measure, then shop drawings, then fabrication in the workshop before onsite installation. Where needed, we can also handle maintenance checks after handover.

Office clients include property managers, architects, builders, landlords and tenants fitting out a new suite. Some need a straight-forward handrail. Others need a stair and gate package with glass, access control and a few made-to-size parts. Either way, the aim is practical: neat lines, secure fixing, easy cleaning and a finish that suits the building instead of shouting for attention.

If you are planning an office upgrade, send through the site address, photos and rough sizes first. It saves time on the first visit and helps us prepare for the right materials, the right hardware and the right crew on site.
